Chapter 13 Zoning <br />1310. Definitions <br />1310.01 General Definitions <br />Dwelling. A building, or portion thereof, designated or used predominately for <br />residential occupancy, including housing types such as single-unit detached, <br />manufactured home, two-unit (duplex), twinhome, multi-unit, <br />townhome/rowhouse, live-work, and dwelling units in a mixed-use building. A <br />dwelling use excludes occupancy in tents, recreational vehicles, travel trailers, <br />hotels, motels, and boarding or rooming houses. <br />Dwelling, cottage courtyard development. A cluster of multiple, individual <br />detached dwelling units arranged around a shared courtyard or open space that <br />is typically perpendicular to the street and where the shared courtyard takes the <br />place of individual rear yards. <br />Dwelling, live-work. A dwelling unit in combination with a shop, office, studio, or <br />other work space within the same unit, where the resident occupant both lives <br />and works. A live-work unit is not synonymous with a home occupation because it <br />is designed as a mixed-use facility, whereas the home occupation is secondary <br />and accessory to the residential use. <br />Dwelling, multi-unit. A residential structure containing three or more dwelling <br />units designed for independent living, with shared hallways, main entrances, <br />gathering spaces and exits; including but not limited to: triplexes, fourplexes, <br />multiplexes, apartments, and condominiums. <br />Dwelling, single-unit. A residential structure designed for one detached dwelling <br />unit only, including individual manufactured homes outside of a manufactured <br />home park. <br />Dwelling, two-unit. A residential structure which contains two separate dwelling <br />units on one lot (duplex). <br />Dwelling, townhome. A dwelling unit attached to one or more similar dwelling <br />units in a linear arrangement (rowhouse) or clustered. Each unit may be located <br />on its own individual lot or on a common lot containing all of the attached units. <br />Dwelling, twinhome. An attached dwelling unit designed for or occupied by two <br />households where the units share at least one common wall and each unit is on <br />its own lot. <br />Dwelling unit. A portion of a building containing one or more rooms for providing <br />complete, habitable, independent living facilities, including permanent provisions <br />for living, sleeping, eating, cooking, and sanitation. Dwelling units may be joined <br />to another dwelling unit at one or more sides by a party wall or walls (attached) or <br />entirely surrounded by open space (detached).
