Proposed Use <br /> <br />The Applicant is proposing to demolish the existing structures and rebuild a 2,704 square foot <br />single-family dwelling with an attached garage on the Subject Property. The proposed dwelling <br />would be oriented with the front of the house and garage facing Pascal Avenue and with driveway <br />access off of Pascal Avenue. The existing curb cut on County Road E would be removed. The <br />Applicant is requesting a variance to decrease the required side yard setback for corner lots for the <br />Subject Property from 40 feet to 31.9 feet as measured from the south side of the structure to <br />County Road E. Section 1320.06 of the Arden Hills City Code requires a side yard setback of 40 <br />feet on corner lots. <br /> <br />The Applicant states that the variance is requested to accommodate the home’s footprint, maintain <br />a reasonable and respectful distance from the neighbors to the north, and fit the home safely on the <br />lot. The Applicant references the Subject Property’s unusual orientation and access as reasons for <br />the variance request, stating that the current driveway location has presented repeated safety <br />hazards and significant winter maintenance burdens. <br /> <br />County Road E
