Tree Preservation Plan – Request for Flexibility As part of the site preparation for the new construction, we plan to remove approximately 126 caliper inches of significant trees from the lot, out of a total of 346 caliper inches present. Per city ordinance, up to 10% of the existing tree caliper inches may be removed without requiring mitigation; however, our plan exceeds that threshold and would typically require the replanting of 46 caliper inches at a 1:2 replacement rate. We are seeking flexibility from the Planning Commission under the tree and land preservation ordinance to allow trees numbered 24 through 37 to be counted toward our required replacement inches. These trees will remain undisturbed and serve an important role in maintaining privacy and sound buffering from the adjacent commercial property located to the west. Preserving them supports the environmental, visual, and residential character of the lot and aligns with the spirit of the ordinance. To support our request, we have attached the photos below to reference the trees currently on the lot, including the trees proposed for preservation. Additionally, we are fully committed to working with the Planning Commission on an appropriate and balanced solution. This may include: ● Replacing the full 46 caliper inches with newly planted trees, if required; ● Counting select insignificant trees currently present on the lot toward the replacement total, where reasonable; ● Transplanting trees from another wooded property under our ownership to this lot; ● Or contributing to a city-approved off-site tree planting effort or fund as a mitigation alternative. We are open to a hybrid approach that incorporates any of the above options, and we welcome continued dialogue with city staff to arrive at a mutually agreeable resolution that protects both the natural environment and the livability of the new home.
