housing in accordance with this chapter and location criteria. <br />The Agreement shall identify: <br />(i) The location, number, type, and size of affordable housing <br />units to be constructed; <br />(ii) Rental terms and occupancy requirements: <br />(iii) A timetable for completion of the units; and <br />(iv) Restrictions to be placed on the units to ensure their <br />affordability and anv terms contained in the aooroved <br />resolution as applicable. <br />(b) The applicant or owner shall execute any and all documents <br />deemed necessary by the city manager, including, without <br />limitation, restrictive covenants, and other related instruments, <br />to ensure the affordability of the affordable housing units in <br />accordance with the requirements of this chapter. <br />(c) The applicant or owner must prepare and record all documents, <br />restrictions, easements, covenants, and/or agreements that are <br />specified by the city as conditions of approval of the application <br />prior to issuance of a zoning compliance permit for any <br />development subject to the requirements of this chapter. <br />(d) Documents described above shall be recorded in the Ramsey <br />County Re_c i� stry of Deeds as appropriate. <br />(E) Affordable Housing Tools and Incentives - General Requirements. <br />(7) The developer of any of the housing types listed in Section 205.083 <br />(D) is eliaible to use anv of the affordable housina tools and <br />incentives described in this section. <br />(2) For developments that include existing units affordable to <br />households with incomes at or below 80% of AMI, to qualifygualify for the <br />tools and incentives of this article a development must have a net <br />gain in total housing units on the sited of the development <br />affordable to households with incomes at or below 80% ofAMI that <br />is equivalent or greater than the number required in Section <br />205.083 (D) (7 ). <br />(3) A development that complies with the requirements of this chapter <br />by payment pursuant to Section 205.083 (D) (7) (d) is not eligible to <br />use the affordable housing tools and incentives described in this <br />article. <br />7 <br />
