Accomplishing the sta~ purpose of the GB District requires <br />, particular coacern for building design. <br /> (I) The ammgement, ge<>metry sod massing of individual buildings sbaIl be <br /> responsive to the arrangement, geometry sod massing of the wbole of the GB <br />, District. <br /> (2) Exterior building treatment (wall surfaces) sbaIl be of brick. stOne, glass or acy <br />J combination thereof, except trim .and accessories may be metal. <br /> (3) Materials acd colors selec~ for soy individual building sball be compatible with <br />I otber buildings in the GB District. <br /> (4) All service eatr.tDce areas, mechanical equipment and trash handling devices <br /> sball be screened from adjacent building acd off-site visibility. <br />I (5) A -campus. plan arrangement is hereby encouraged and a .signature- building <br /> is considered desirable. <br />I e. Parking. Parking requirements contained in Section VI.F sball apply. However, these <br /> requirements may be adjus~ by the City in the project review process if the cbanges <br /> will more effectively accomplisb the sta~ purpose of the GB District. <br />I Surface parking sball maintain a SO-foot lacdscape setback from all public streets acd a <br /> 20 foot landscaped area from exterior project property lines except for == drives that <br />.. may cross the setback area. <br /> f. Traffic Impact Study. The City bas determined that the traffic capacity of the inten::bacge <br /> at 1-35W and State Highway 96 will impose limitations on traffic genera~ within the GB <br />I District. In order to maintain the functional capacity of the area road system. both <br /> internal and external traffic and parking plans and traffic generation studies prepared by <br /> registered traffic engineers will be required for all project within the GB DistricL <br />I g. Signs. Signs will be regula~ by the Arden Hills Sign Ordinance and the Table for <br /> Co=ercial and Industrial Signs, subject to acy modifications or additions contained <br /> herein. To promote the purpose of the GB District: <br />I (I) A sign pIac sball be submit~ in C<JllJ1ection with the site pIac or PUD Master <br /> Plac that shows the location, type, size and design of the individual signs. <br />I (2) Deviation from the staodard regulations shall be allowed ooJy after the applic.act <br /> demoDstrates, and the City concurs, tbat the deviation is essential to further the <br />I purpose of the District. <br /> h. Lighting.
