Charles and Marlvs Amble. 1211 West Amble Road. Preliminary Plat <br />I A. Request <br /> The applicant is requesting approval of a preliminary plat consisting offour (4) lots on a <br />I 2,99 acre parcel zoned R-I Single Family Residential District (Exhibit A), The request <br /> also includes a variance to allow the use of a private drive rather than a public street. <br />.. B. Background <br /> The property under consideration in this request currently contains two single family <br /> homes on the property which are serviced by an existing bituminous private driveway off <br />I of the East end of West Amble Road, The applicant wishes to subdivide the property to <br /> place these two existing structures on their own lots and create two additional lots for <br />I their other two children to construct homes on, The applicant proposes that all four of <br /> these lots would obtain access to West Amble Road via the existing private driveway. <br />I The Planning Commission postponed this request at your February 7, 1996 regular <br /> meeting to allow the applicant additional time to modify the side lot lines of Lot 3 to <br /> maximize its buildable area in relationship to the ravine which extend up from Karth <br />I Lake, The applicant modified their request pursuant to Planning Commission and Staff <br /> direction which was then reviewed and recommended for approval by the Planning <br /> Commission on March 6, 1996. <br />I c. Variance <br /> The Subdivision Ordinance in Section 22-12, (a), of the City Code discusses the grounds <br />I for granting a variance from the subdivision regulations. Section 22-12, (a), of the City <br /> Code states: <br />I Generally.
