Case 96-01. Charles and Marlvs Amble. 1211 West Amble Road. Preliminary Plat I A. Request The applicant is requesting approval of a preliminary plat consisting offour (4) lots on a I 2,99 acre parcel zoned R-I Single Family Residential District (Exhibit A), The request also includes a variance to allow the use of a private drive rather than a public street. .. B. Background The property under consideration in this request currently contains two single family homes on the property which are serviced by an existing bituminous private driveway off I of the East end of West Amble Road, The applicant wishes to subdivide the property to place these two existing structures on their own lots and create two additional lots for I their other two children to construct homes on, The applicant proposes that all four of these lots would obtain access to West Amble Road via the existing private driveway. I The Planning Commission postponed this request at your February 7, 1996 regular meeting to allow the applicant additional time to modify the side lot lines of Lot 3 to maximize its buildable area in relationship to the ravine which extend up from Karth I Lake, The applicant modified their request pursuant to Planning Commission and Staff direction which was then reviewed and recommended for approval by the Planning Commission on March 6, 1996. I c. Variance The Subdivision Ordinance in Section 22-12, (a), of the City Code discusses the grounds I for granting a variance from the subdivision regulations.
