Walsh, Parks & Recreation DirectorC5J <br /> I FROM: <br /> SUBJECT: Buetow Park Dedication <br /> I Back~round <br /> I According to Planning Case 95-23, the Buetow's are splitting three (3) lots. Since park <br /> dedication has never been paid on these lots, it appears that the applicant should do so during the <br /> lot split process. <br /> I Park Dedication Fee Calculation <br /> Based on the Registered Land Survey, the three (3) lots have a density of2.7 dwelling units per <br /> I acre. Thus, according to the City of Arden Hills Public Use Dedication Ordinance Section 22-9, <br /> the park dedication fee will be based on seven percent of the fair market value of the property. <br /> .. The lot will be split into tracts A, B, and C. Since tract A has an existing structure, staff does not <br /> believe that they should pay a park dedication fee on that parcel. <br /> I Tract B has a fair market value of$57,000, which means the park dedication fee will be $3,990. <br /> Tract C has a fair market value of$58,500; thus, their park dedication fee will be $4,095. The <br /> total park dedication fee would be $8,085. <br /> I Recommendation <br /> I I recommend that the Buetow Planning Case 95-23 pay park dedication fees according to the <br /> number of tracts they split. If the Buetow's decide to split the property into three (3) tracts, their <br /> park dedication fee would be $8,085. <br /> I Should you have any questions or concerns about the Buetow park dedication fee, please contact <br /> me before the City Council.
