Request <br /> The applicant is requesting approval of a final plat (Amble Subdivision) consisting of four (4) <br /> lots on a 2.99 acre parcel zoned R-l Single Family Residential District (Exhibit A). The request <br /> . also includes a variance to allow the use of a private drive rather than a public street. <br /> Back~round <br /> . The property under consideration in this request currently contains two single family homes on <br /> the property which are serviced by an existing private driveway off of the East end of West <br /> Amble Road. The applicant wishes to subdivide the property to place these two existing <br /> . structures on their own lots and create two additional lots for their other two children to construct <br /> homes on. The applicant proposes that all four of these lots would obtain access to West Amble <br /> Road via the existing private driveway. <br /> .. <br /> The Planning Commission recommended approval of tbe preliminary plat on March 6, 1996. <br /> I The preliminary plat was approved by the City Council on March 25,1996, based on the <br /> conditions recommended by the Planning Commission. The Planning Commission is <br /> recommending approval of the final plat subject to the following conditions: <br /> . 1. Provision of the required driveway easement prior to final plat approval; <br /> 2. Provision of adequate sediment and erosion control measures; <br /> I 3. Payrnent of the appropriate park dedication fee; <br /> 4. Provision of a driveway which is consistent with the requirements of the Fire Code; and <br /> 5. Provision of signage at the Southerly edge of the driveway (West Amble Road) which <br /> I identify the addresses located on the private driveway. <br /> Final Plat <br /> I The applicant has provided the City with the easement document for the private driveway as <br /> required by condition 1 (Exhibit B).
