Since park dedication has <br /> never been paid on these lots, it appears that the applicant should do so during the lot split <br /> process. This case is similar to the Buetow lot split, Planning Case 95-23. <br /> I Park Dedication Fee Calculation <br /> Based on the Registered Land Survey, the four lots have a density of 1.33 dwelling units per <br /> . acre. According to the City of Arden Hills Public Use Dedication Ordinance Section 22-9, the <br /> park dedication fee will be based on six percent of the fair market value of the property. Fair <br /> market value was determined by the appraisal price of the property. <br /> 'JIlro. <br /> . -..... The property will be split into four lots. Since lots 2 and 4 have existing structures on them, staff <br /> I does not believe that they should pay a park dedication for either parcel. <br /> Lot I has a fair market value of $82,000, which means the park dedication fee will be $4,920. <br /> I Lot 3 has a fair market value of $65,000; thus, their park dedication fee will be $3,900. The total <br /> park dedication fee is $8,820. <br /> I Recommendation <br /> I recommend that the Amble Planning Case 96-01 pay a park dedication fee of $8,820 for 10ts 1 <br /> & 3 since these two parcels will have new homes on them.
