<br />I"~ . . <br /> . <br />I CITY OF ARDEN HILLS <br />~ MEMORANDUM <br />I DATE: June 7, 1996 <br /> TO: Mayor and City Council <br />I FROM: Brian Fritsinger, City Administrato@ <br />I SUBJECT: Welsh Companies Development Concept Proposal <br />I Request <br /> Council is asked to consider the concept proposal submitted by Welsh Companies and authorize <br />I Staff to continue negotiations with the developer. <br /> Background <br />I Staff has been meeting with representatives of Welsh Companies over the past several months <br /> for the purpose of discussing development in the Gateway Business District. The Council will <br /> find the concept proposal attached to the Staff memorandum. <br />Ie The developer is proposing approximately 500,000 sq. ft. of development. The proposed use is <br /> primarily commercial/industrial with an emphasis on office/warehouse. At this time, the total <br />I office development is proposed to be around 20-25 percent. <br /> The developer is proposing to construct building A in 1996 with the remainder of the buildings <br />I being phased in over the next 2-3 years, Welsh has acquired the property for buildings A and B <br /> and has submitted purchase agreements on building sites D and E. Building C is proposed on the <br /> property owned by the City, <br />I Process <br />I Building A will most likely proceed through the planning process as a site plan review. The <br /> remainder of the development will be developed under a PUD and will eventually incorporate the <br /> building A property into this planning process, The project is small enough that an Indirect <br />I Source Permit will not be required. <br /> Building A has water and sewer available, so no extensions are required. The remainder of the <br />I development has several unique issues which will need to be addressed. <br /> 1. Acquisition of City Property. <br /> 2. Vacation and Relocation of Butcher Street. <br />I .3. Current water line does not need to be relocated/extended as it would be in the <br /> vacated ROW, <br />fI 4. Sanitary Sewer Interceptor mayor may not impact building D, <br /> 5. Sanitary Sewer will need to be extended to service buildings B,C,D and E. <br />I <br />
