Balfany Develo\)ment Companv. 2035 Thorn Drive. Preliminarv Plat <br /> I 1. Request <br /> The applicant is requesting approval of a five lot detached single family preliminary plat <br /> I (Oakridge) on 4.63 acres, zoned R-2 Single and Two Family Residential District (Exhibit <br /> A). The request includes a variance from the required right-of way width and cul-de-sac <br /> diameter. <br /> .. 2. Background <br /> The applicant has been working on developing this parcel for residential purposes since <br /> I September of 1993. In short, the main discussion points have centered on the number of <br /> units the property could accommodate and the size of the roadway required to service <br /> I those units. Last year we left off with the applicant requesting six lots and providing 60 <br /> feet ofright-of-way (Exhibit B). The Planning Commission recommended approval <br /> including Lot 5, recognizing that Lot 5 contains sufficient buildable area, such that the <br /> I Planning Commission will not entertain variance requests on said Lot 5, the preliminary <br /> plat ofOakridge homes being subject to: <br /> I I. Resolution of the sanitary sewer location, preferable Concept I of the two (2) that <br /> were presented; <br /> 2. Provision of a silt fence and sediment and erosion control plan, for approval by <br /> I the City Engineer; <br /> 3. Provision of a utility plan, including the NURP pond design, for approval by the <br /> City Engineer; <br /> I 4. Approval ofthe grading and utility plans, including the silt fence, sediment and <br /> erosion control, and the NURP pond plans, by the Rice Creek Watershed District; <br /> 5. Preservation of those trees shown on the Tree Preservation plan; <br /> I 6. Payment of the appropriate park dedication fees, to be determined by the City <br /> Council; <br /> f' <br /> I <br />
