<br /> --------- ---- -------- <br />0/0 I <br /> I <br />TO: City of Arden Hills. .. <br />FROM: Bernard Brouillette. <br />SUBJECT: Owners request for variance at 3320 Lake Johanna Blvd. <br />The follOWing is'a conditions report needed to comply with I <br />the City of Arden Hills request for information that will be <br />presented at a variance hearing. I <br />The width of the lot is 56'. <br />The width of the house is 33'. <br />The distance from the north side of the house to the property I <br />line is 11'. <br />The distance from the south side of the house to the property <br />line is 12'. I <br />The distance from the front of the house to the street is 83'8'. <br />the distance from the back of the house to the lake is 52'. <br />The existing garage was removed by the previous owner prior to I <br />our purchasing this residence.The location of the proposed <br />building site is on the top and side of a steep slope,which was <br />the site of the old garage The reason we are building in the I <br />front of the house is because there isn,t enough room along <br />either side of the house (See above highlighted) and that the <br />distance between the house and the lake does not allow enough <br />room to meet with setback regulations.The reason we are asking .. <br />for a variance to allow us to build the garage with a 20' setback <br />from the"street as opposed to the 40' is because there would <br />already be a flat surface available to build on under alarge I <br />portion of the new garage,and we would not have to remove the <br />existing 26 concrete steps going down to the house from the <br />street,which are our front and only acess stairs. the other and <br />probably biggest reason for not having the garage further from I <br />the road is that the house and a portion of the front yard are 26 <br />steps down below the road,which would make trying to drive up or <br />dO'Nn in anything other than dry conditions very difficult if not I <br />impossible.Also building any further back would mean reffioving two <br />beautiful old tree's one pine and one oak. <br />The city request of 5' and 15' from side property lines will be I <br />met with the proposed structure size of 24' by 30', which will <br />equal 720 sq. feet. , <br />Also the 20' setback will still allow for a 20'deep parking apron I <br />9t the front of the garage,which will allow off'street parking <br />for my family and freinds.Additional details are available on the <br />supplied site plan.
