REQUEST FOR MODIFICA nON <br /> Arden Hills Gateway Center Project <br /> Gateway Business District <br /> I City of Arden Hills, Minnesota <br /> I September 30, 1996 <br /> I 1) Procedural Setting <br /> I The Zoning Ordinance of the City of Arden Hills, Section V(K)(l) "Procedure", states as <br /> follows: <br /> I "The prescribed procedure may be modified by the City to allow <br /> planning flexibility and to encourage cooperative dialogue between <br /> the applicant and the City," <br /> I This request for modification is being presented to the City Council of the City of Arden <br /> Hills in the context of a request for comprehensive site plan approval, which approval <br /> .. has been recommended (subject to certain enumerated conditions) unanimously by the <br /> Planning Commission. The modification requested is in connection with sub-section <br /> (3)(a) of Section V(K), which states as follows: <br /> I "Office uses ocoupying not less than 25% nor mOre than 50% of <br /> a project's total floor area," <br /> I 2) Design and Bud~etlPlanninl' Commission Approval <br /> I As noted elsewhere in the materials in connection with the request of the developer, <br /> Oakdale Development Corporation, a Minnesota corporation, for comprehensive site <br /> plan and development approval for the Arden Hills Gateway Center, the projecred <br /> facility will cost approximately $7,000,000. <br /> I Oakdale Development Corporation ("ODC") has made genuine effort to honor and give <br /> sigr.ificant weight to the design, configuration, landscaping and other key provisions of <br /> I the Gateway Business District Special Requirements, In fact, in addition to the upgraded <br /> and attractive finishes, design, access and landscaping presented to the Planning <br /> Commission, ODC has provided an additional approximately $100,000.00 in exterior <br /> I upgrades to both the facade of the building as well as the landscaping and visual <br /> presentation to surrounding properties and streets.
