Nguyen (architect representing the home owner, Ba <br />Lam) <br />Nguyen Architects, Inc. <br />Subject: Variance application for a new home <br />Ba Lam <br />1622 & 1624 Lake Johanna Blvd <br />Arden Hills, MN 55112 <br />Dear Council representatives, <br />I am the architect representing the home owner, Ba Lam, at the Subject <br />property above, and would like to formally submit a variance request to <br />demolish and construct a new single-family home. Please note that this <br />design is significantly different than the first draft that was proposed to the <br />commissioners. Steps have been taken to address the neighbors <br />comments as well as the commissioners comments to reduce the mass <br />and height of the building even though the height was initially conforming. <br />There are other changes besides massing and height and will be noted in <br />the project description. Below are the responses to the Commissioner's <br />request for changes to the original variance application <br />1- Lot consolidation: This application has been requested and is part of the <br />initial variance application. Upon approval, a record will be submitted to <br />Ramsey County. <br />2- Demolition permit: Upon approval of the variance and building permit, <br />the general contractor will submit for a demolition permit. <br />3- The propose building will conform to the city code by submitting for a <br />building permit after the variance. <br />4- Upon the variance and building permit approval, the general <br />contractor shall submit for a grading permit. <br />3747 Minnehaha Avenue, Ste 203, Minneapolis, MN 55406 phone (612) 644-4369 www.nguyenarchitects.com <br />
