Attachment K <br />�`iIDEENf HILLS <br />CITY OF ARDEN HILLS <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br />RESOLUTION NO.2025-074 <br />RESOLUTION APPROVING VARIANCES FOR <br />1622 LAKE JOHANNA BOULEVARD <br />WHEREAS, City Staff received a complete land use application for Variance requests on <br />August 11, 2025, from Tan Nguyen ("Applicant"), for the property located at 1622 Lake Johanna <br />Boulevard and 1624 Lake Johanna Boulevard ("Subject Property"). The request would allow for <br />the construction of a new single-family residential dwelling, as depicted on the attached Exhibit <br />"A"; and <br />WHEREAS, to construct this proposal, the Applicant is seeking variances based on <br />applicable zoning code definitions and minimum lot standards: <br />1) Lot Area: Variance to decrease the required lot area to allow 8,372 square feet <br />following the proposed lot consolidation rather than 14,000 square feet as <br />required by code. The existing lot area of the parcel with the existing single- <br />family dwelling is 4,415 square feet; <br />2) Lot Depth: Variance to decrease the required lot area to allow 49 feet. There are <br />no proposed changes to lot depth and the existing lot depth of the parcel with <br />the existing single-family dwelling is 49 feet rather than 130 feet as required by <br />code; <br />3) Building Area Elevation: Variance to decrease the required building area <br />elevation to allow for a building area elevation of 881.1 feet rather than 883.1 <br />feet as required by code; <br />4) Front Yard Setback: Variance to decrease the required front yard setback to <br />allow 1.9 feet from the property line rather than 40 feet as required by code. <br />The existing single-family dwelling encroaches 4.8 inches (A feet) into the <br />Right -of -Way; <br />5) Rear Yard Setback: Variance to decrease the rear yard setback and structure <br />setback from Ordinary High Water Level to allow 11.2 feet from the proposed <br />principal structure instead of 50 feet as required by code. The existing single- <br />family dwelling principal structure has a rear yard setback of 9 feet from <br />Ordinary High Water Level; <br />6) Shore Impact Zone: Variance to construct a portion of the proposed dwelling <br />within the Shore Impact Zone which is the area between Ordinary High Water <br />Level and 50 percent of the structure setback.
