I't <br /> -AR EN HILLS <br /> CITY OF ARDEN HILLS <br /> COUNTY OF RAMSEY <br /> STATE OF MINNESOTA <br /> RESOLUTION NO. 2025-072 <br /> RESOLUTION APPROVING A MINOR SUBDIVISION FOR <br /> 1613 LAKE JOHANNA BLVD, 1578 OAK AVE AND 1580 OAK AVE <br /> WHEREAS, City Staff received a complete land use application for a Minor Subdivision <br /> from Dan Ashbach ("Applicant"), for the properties located at 1613 Lake Johanna Boulevard <br /> (Subject Property A), 1580 Oak Avenue ("Subject Property B") and 1578 Oak Avenue ("Subject <br /> Property C"). The Minor Subdivision would allow for a lot line adjustment affecting 1613 Lake <br /> Johanna Blvd and 1578 Oak Avenue, as depicted on the attached Exhibit"A"; and <br /> WHEREAS, the Applicant's request does not include variances and is subject to the <br /> applicable zoning code definitions and minimum lot standards; and <br /> WHEREAS, pursuant to Minnesota State Statute, the City must act on this request by <br /> November 28, 2025 (60 days); and <br /> WHEREAS, the City Council directed Staff to prepare a Land Use Application Public <br /> Policy Notification to notify all property owners within 500 feet of Subject Property when a request <br /> for the Planning Commission is to occur related to a land use application that does not require a <br /> public hearing; and <br /> WHEREAS,on November 5, 2025,the Planning Commission considered the Applicant's <br /> request for a Minor Subdivision and, as such, voted 6-0 in favor of recommending approval with <br /> conditions. <br /> NOW, THEREFORE, BE IT RESOLVED THAT THE CITY COUNCIL OF THE <br /> CITY OF ARDEN HILLS: <br /> Herby adopts Resolution 2025-074 approving Planning Case 2025-010 for a Minor <br /> Subdivision of the subject properties 1613 Lake Johanna Blvd, 1580 Oak Avenue, and 1578 Oak <br /> Avenue for a lot line adjustment between 1613 Lake Johanna Blvd and 1578 Oak Avenue. <br /> BE IT FURTHER RESOLVED that City Council approves Planning Case 25-010 for a <br /> Minor Subdivision on the Subject Properties 1613 Lake Johanna Blvd, 1580 Oak Avenue, and <br /> 1578 Oak Avenue,based on the findings of fact and the submitted plans in the November 24,2025 <br /> report to the City Council, as amended by the following conditions: <br /> 1.
