Page 12 of 12 <br /> <br />• Table: Move to table Planning Case 25-010 for a Minor Subdivision at 1613 Lake Johanna <br />Blvd, 1580 Oak Avenue, and 1578 Oak Avenue due to additional information including a <br />variance application being needed in order for the Planning Commission to make a fully <br />informed decision. <br /> <br />The following potential recommendations are not recommended by staff: <br />• Recommend Approval with Conditions: Move to recommend approval with conditions of <br />Planning Case 25-010 for a Minor Subdivision at 1613 Lake Johanna Blvd, 1580 Oak <br />Avenue, and 1578 Oak Avenue, based on the findings of fact and the submitted plans, as <br />amended by the conditions in the November 5, 2025, Report to the Planning Commission: <br />1. The Applicant shall record the Minor Subdivision with Ramsey County and a copy <br />shall be provided to the City within sixty (60) days of the City’s approval. <br />2. Monument stakes shall be installed to demarcate the property lines adjusted <br />between Property A, Property B, and Property C. <br /> <br />• Recommend Approval as Submitted: Move to recommend approval as submitted of <br />Planning Case 25-010 for a Minor Subdivision at 1613 Lake Johanna Blvd, 1580 Oak <br />Avenue, and 1578 Oak Avenue, based on the findings of fact and the submitted plans, as <br />amended by the conditions in the November 5, 2025, Report to the Planning Commission. <br /> <br />• Recommend Denial: Move to recommend denial Planning Case 25-010 for a Minor <br />Subdivision at 1613 Lake Johanna Blvd, 1580 Oak Avenue, and 1578 Oak Avenue, based <br />on the following findings: findings to deny should specifically reference the reasons for <br />denial and why those reasons cannot be mitigated. <br /> <br />Notice <br /> <br />Notice was published in the Pioneer Press on October 23, 2025. Notice was prepared by the City <br />and mailed to property owners within 500 feet of the subject property 1580 Oak Avenue. As of <br />report drafting, the City has not received any public comments regarding this case. <br /> <br />Deadline for Agency Actions <br /> <br />The City of Arden Hills received the completed application for the minor subdivision request on <br />September 30, 2025. Pursuant to Minnesota State Statutes Section 15.99, the City must act on this <br />request by November 28, 2025 (60 days) unless the City provides the petitioner with written <br />reasons for an additional 60-day review period. <br /> <br />Attachments <br /> <br />A.
