6. IMPROVEMENTS. The Developer shall construct and pay for the following <br />improvements ("Improvements") as required to be built within the Development in accordance <br />with the approved Plans: <br />A. Pedestrian Connection <br />• Pedestrian connection to be installed on the northwest side of the <br />Building to connect to the regional county trail system along the <br />south side of County Road 96. <br />• Pedestrian connection to be installed from the walk-in front of the <br />Building to County Road 96 as outlined in the engineering review <br />memo. <br />B. Parking Lots, Driveways, and Parking Lot Islands <br />C. Concrete Curb and Gutter <br />D. Site Grading, Ponding, and Erosion Control <br />E. Landscaping <br />F. Underground Utilities <br />G. Surveying and Staking <br />The Improvements shall be installed in accordance with the City Code. The Developer will not <br />engage in or permit construction activities involving the use of any kind of electric, diesel or gas <br />powered machine or other power equipment except between the hours of 7:00 a.m. and 9:00 p.m. <br />on any weekday or between the hours of 8:00 a.m. and 9:00 p.m. on any weekend or holiday. The <br />Developer shall submit plans and specifications for permits, which have been prepared by a <br />competent registered professional engineer to the City for approval by the City Engineer, which <br />approval shall be provided on the condition that such submittals comply with the Plans and this <br />Agreement. The Developer shall instruct its engineer to provide adequate field inspection <br />personnel to assure an acceptable level of quality control. In addition, the City may, at the City's <br />discretion and at the Developer's expense, have one or more City inspectors inspect the work as <br />il <br />
