16. SANITARY SEWER CHARGE. The Development is subject to charges for <br />Sanitary Sewer in the aggregate estimated amount of $402,911.60 payable to the city prior issuance <br />of a building permit. The estimated sanitary sewer charges are identified below. The sewer <br />availability fee is determined based on the Metropolitan Council's formula for calculating new <br />sewer availability charge (SAC) units. The Developer shall apply to the Metropolitan Council for <br />a SAC determination for the project. The Parties acknowledge that the following costs are <br />estimates prepared prior to receiving a SAC unit determination from the Metropolitan Council, <br />and final charges will be adjusted in accordance with the adopted fee schedule for the City of <br />Arden Hills and number of SAC units. <br />Sewer Connection Fee. $840.00/acre x 10.74 acres = $9,021.60 (City) <br />Sewer Availability Fee: $825.00/unit x 119 units = $98,175.00 (City) <br />Metro Sewer Availability Charge: $2,485/unit x 119 units = $295,715.00 (MCES) <br />17. The estimated water charges are identified below. The water availability fee is determined <br />based on the Metropolitan Council's formula for calculating new sewer availability charge (SAC) <br />units. The Developer shall apply to the Metropolitan Council for a SAC determination for the <br />project.
