He indicated they <br /> would take into consideration the Commissioners' recommendations regarding <br /> lalldscaping, He stated they would screen the headlights facing Lexington Avenue by <br /> possibly adding berming along Lexington Avenue. <br /> Commissioner Zimmernlan requested the Commissioners receive the number of parking <br /> stalls versus the amount of retail space. He stated he wallted to make ensure there was <br /> sufficient parking available at peak times, <br /> COlmnissioner Duchenes suggested moving some of the parking spaces to the back and <br /> creating more green space in the front. <br /> Commissioner Bezdicek asked if they had an agreement with Shannon Square. Mr. <br /> Tucci stated they were working with Shannon Square on an agreement. <br /> Commissioner Bezdicek asked if there would be any problcms with parking issues in <br /> Shannon Square. Mr. Parrish replied he did not believe there would be any issues with <br /> respect to parking. <br />I Commissioner Zimmerman asked what was the retail versus warehouse space. Mr. Tucci <br /> replied he estimated about 11,000 to 13,000 square feet of warehouse area, the balance of <br /> it being retail. <br /> Commissioner Bezdieek expressed concem about the increase of traffic on Lexington <br /> Avenue. Mr. Tucci replied the traffic engineers would evalnate this. There was no traffic <br /> report yet, but there would be a traffic report when the final application was submitted. <br /> Commissioner DLlchencs requested the traffic patterns be designed so the customers use <br /> Grey Fox Road as an access point. <br /> Commissioner Zimmerman asked if the gas station was staying. Mr. Tucci replicd as far <br /> as he knew they were. <br /> Commissioner Bezdicek expressed concern about thc close proximity of the railroad <br /> track. Mr. Tucci replied they would need to look at this on their traffic study and how it <br /> would impact the development. <br /> Chair Sand asked if they had considered a truck tum around in the green space behind <br /> Shalmon Square instead of having the trucks get to Grey Fox Road by driving past the <br /> front of the store. Mr. Tucci replied that could be a possibility. <br />, Chair Sand inquired about the signage issues. Mr. Tucci replied they intended to share <br /> signage with Shannon Square to list some of their tenants also. He stated they were <br /> aware of the City's height limit of 16 feet on signs. <br />
