He noted if a developer wanted to change <br /> the zoning, it would be up to them to come in for a rezoning request. He believed the <br /> Future Land Use map should be changed to match the Zoning Map. <br /> Mr. Hellegers noted there was also large electric transmission lines along Cleveland <br /> Avenue and any development would need to be outside the easement area, approximately <br /> 100 feet back from the street. He also noted staff had received requests from various <br /> developers for businesses, as well as interest in constructing a single-family home. <br /> Commissioner Ricke suggested leaving it up to the public hearing and the residents to <br /> direct the Commission. <br /> Commissioner Zimmerman noted if there was not a need to change it at this time, why <br /> change it. Mr. Parrish noted the purpose of the Future Land Use Plan was for the future <br /> planning and the City needed to determine what they wanted to see there in 20 years and <br /> not rely solely on resident input to make that decision. <br /> Commissioner Ricke pointed out that the City did not know the reason the <br /> . Comprehensive Plan was laid out the way it was. <br /> Commissioner Zimmerman noted he did not see the reason they needed to rezone this, <br /> there appeared to be no need to do so and he did not want to split up residential property. <br /> Commissioner Larson noted he supported the staffs recommendation because of its <br /> proximity to the freeway. He stated he would like to see the area rezoned and this was a <br /> good area for a neighborhood business. <br /> Commissioner Modesette stated she agreed with Commissioner Larson and expressed <br /> concem about creating an island between residential and neighborhood business. She <br /> pointed out the three southern lots were already separated lots from the residential side. <br /> Commissioner Bezdicek asked which lot had recently been separated. Mr. Hellegers <br /> replied it was the second lot from the south. <br /> Commissioner Ricke asked if it would be difficult to show the R-2 coming off of the <br /> Southwest corner as suggested by Commissioner Modesette. Mr. Hellegers noted that <br /> area would need to rezoned to be consistent with the Comprehensive Plan. <br /> Chair Sand noted they would need to prepare a survey to go along with the topography. <br /> . Commissioner Zimmerman moved, seconded by Commissioner Larson to recommend <br /> that the Commission supports the current Zoning as it exists and change the <br /> Comprehensive Plan Map (Future Land Use) to match the Zoning Map. <br />
