Landscape Lot Area - Code Requirement Met <br /> The minimum amount of landscape lot area for the CC: Civic Center District is 20% of the <br /> lot area. When the Special Use Permit was previously amended thc total landscape area was <br /> listed as 521,413 square feet. Calculations for impervious surface and landscape lot area <br /> included both impervious and landscape areas within the private access roads adjaccnt to the <br /> property (the extension of Hamline Avenue to the north, and Ben Franklin Avenue to the <br /> west). The proposed SUP amendment shows a reduction of 13,585 square feet of landscape <br /> area. Parking. - No Change from SUP <br /> The proposed used oil and household hazardous waste site would not impact any parking <br /> areas. People using the used oil site would likely park adjacent to the used oil building. <br /> Users of the HHW site would have sufficient queue space and would only be parked <br /> momentarily. <br />7. Screening - Appears Consistent with Code Requirement. <br /> Currently there are Black Hills Spruce coniferous trees which surround the "yard" area of the <br /> property. The proposed SUP amendment would relocate the trees in the area proposed for <br /> the site to be relocated to the north of the used oil and HHW site. This new location would <br /> maintain the natural screening around the "yard" area of the site. The proposed SUP <br /> amendment also calls for screening around the dumpster which would be located to the east <br /> of the used oil building.
