Fredlund, Planner <br /> Subject: McKnight Geriatric Care Center addition to Presbyterian Homes. <br /> Proposal <br /> The proposed special permit request is to add a 4 story (2 stories above street <br /> grade) geriatric unit to the existing home and convert the existing home into <br /> a 170 bed board and lodging home. The addition will include 60 skilled-care <br /> beds, 120 intermediate-care beds, 46 short term beds, a community services <br /> program, medical clinic and day care facilities. In addition to the above <br /> units and converstion of existing facilities, there is proposed 8 efficiency <br /> living units and two 1 bed living units. <br /> Comprehensive Plan <br /> The plan for the area recognizes the continuation of the service in the area <br /> of the home and has designated the site as a community facility site. ~ <br />e such, density unlike TCCH which is located in a low density area, is more <br /> dependent upon zoning definitions of use and density than is TCCH. There is <br /> a proposed trails system along Johanna Boulevard - consideration might be <br /> given to include the trails system through the site instead of along the <br /> Boulevard. Such realignment might prove beneficial to residents of the home <br /> as well as the general public, and a possible linking of the trails system <br /> between the east and west sides of Lake Johanna might be more feasible. <br /> Zoning Ordinance <br /> The proposal (see attached information sheets) falls within the general re- <br /> quirements of the R-l zone, using the apartment building densities. Three <br /> areas of interpretation should be considered that mayor may not be at var- <br /> iance with the ordinance: (1) Unit size - the square footage of the units <br /> are less than the apartment units size, however, when considering that all <br /> services are not provided within the unit as is the case with an apartment, <br /> and that when the other service and support service areas are added to the <br /> apartment units, the resultant area falls within the ordinance requirements; <br /> (2) Parking (underground) is provided up to the property line on Lake Johanna <br /> Boulevard instead of ten feet from the line, however, in that the parking is <br /> underground and therefore does not fall subject to the intent of setbacks. <br />e <br />
