ROYALI~~~
MEMORANDUM
To: The City if Arden Hills
From: Royal Oaks Realty
Date: June 20, 2005
Subject: Arden Hills Office Park
After the June 1 st Planning Commission meeting we asked our surveyors, E
G Rud & Sons, Inc. to stake thewest property line, the south property line
and the comers of proposed buildings/units 1-3 and 4-8. We then met on site
with City staff (Public Works, Forester, Planners) on Tuesday June 7th. The
purpose of our meeting was to look at the existing location of the bike path,
to look at the trees on site, and to view the existing condition along the south
. property line and the visibility of townhouse units to the south.
It was the consensus of all that the bike path should remain in its present
location and moving the path to the west would require the removal of
natural screening along the back of the adjacent single family lots. The City
Forester did recommend that the existing boxelder trees leaning over the
pathway should be removed. Other existing trees along the west line would
be left in place and the underbrush would be cleaned out. We would also
work with City Staff in providing additional landscaping where necessary
and appropriate to "fill in" screening along the west line. The existing bike
path would be approximately eleven feet away from units 1-3 and
approximately 20 feet away from the west property line. This pathway is an
urban walking path with a variety of surroundings. South of the site the path
adjoins the rear of existing residential lots and next to six foot privacy
fences.
The City Forester recommended that we try to save an existing sugar maple
tree (30+ft.) on the property. The tree is now located west of the existing
municipal building. The tree would be in the parking lot in front of unit 6.
. We will attempt to move/ transplant the tree to the open area between Units
8 and 15.
1000 County Road E West, Suite 150' 5horeview, Minnesota 55126' (651) 483.5518' Fax (651) 483-5642
VVW\V, ray a I oak srea !ty. corn
