<br />. <br />e ~ <br /> ~HILLS <br /> MEMORANDUM <br /> DATE: September 7,2005 PC Agenda Item 3.e <br /> TO: Planning Commission <br /> FROM: Peter Hellegers, City Planner ~ <br /> SUBJECT: PC #05-07, (rcvisited) <br /> City of Arden Hills <br /> Considering Adding Ncw Language to the Front Porch Ordinance <br /> RCQuested Action <br /> Discuss and consider Ordinance #366 which would amend section 6.C.2.d of the Zoning <br /> Ordinance by inserting new subsection 6.C.2.d.3 into the Zoning Ordinance, allowing for front <br /> porches of up to ten feet and with a minimum setback of25 feet from the front or side-yard <br /> corner property lines, which mcet design standards to be allowed subject to staffreview and <br /> approval in areas where the plats were created with setbacks less than 40 feet <br />. Overview <br /> The Planning Commission reviewed thc original Covered Front Porch Ordinance and <br /> recommended approval (5-0) at their March 2, 2005 meeting. Subsequent to the PImming <br /> Commission meeting there were rcvisions made to address thc concerns of the City Council to <br /> create the ordinance in its current formal. The City Council approved to the revised Covered <br /> Front Porch Ordinance at their May 9, 2005 meeting. <br /> Since the language has gone into effect we have had two proposals for covered front porches <br /> under the new language. A third homeowner utilized the additional allowance for uncovered <br /> decks of up to six feet Of the two proposals for covered front porch exceptions, one was just <br /> recently received and has not been processed; the other was for a homc in the Chatham <br /> neighborhood which staff could not approve due to an existing front setback of approximately 33 <br /> feet <br /> Under the existing language the resident could have constructed a 3-fi)ot covered front porch but <br /> that would not havc lell much room to work with. The design appeared consistent with other <br /> homes throughout the neighborhood that had originally been constructed with some form of a <br /> front porch.
