. . ~ /]'\~ HILLS MEMORANDUM DATE: January 24, 2006 PC Agenda Item 4.B TO: Planning Commission FROM: James Lehnhoff, City Planncr SUBJECT: PC #06-002 Gary Findell 1401 Skiles Lane Minor Subdivision & Variance Requested Action Thc applicant is requesting a minor subdivision to subdivide a .82 acre (35,527 square feet) parcel into two properties in the R-l Single-Family Residential Zone. The applicmts are also requesting a variance to allow the existing structure on the property to remain, which would . encroach on the side yard setback of the new property line between thc two proposcd lots. The variance application is contingent upon approval of the minor subdivision application. Back!!round l. Overview of Request The applicant owns a .81 acre parcel at 1401 Skiles Lane and proposes to subdivide the property into two rcsidential properties. The western parcel with the existing dwelling is proposed to be approximately 100'xI82' with a total area of 18,237 squarc fcet and a vacant eastern parcel that would be approximately 95'x182' with a total area of 17,280 square feet. The existing dwclling currently crosses the proposed boundary line between the two lots. The applicant plans to remove a room from the existing dwelling and has requested a variance to allow the rest of the structure to rcmain. Oncc thc room is removed, the structure would be approximately four feet from the ncw propcrty line. The side setback in the R-l zone is a minimum often feet. To help mitigate the encroachment on thc sidc sct~ack, the applicant is proposing a 21 foot drainage and utility easement on the eastern lot to kccp any new structurcs at least 21 feet from the new property line.
