The applicmts are also <br /> requesting a variance to allow the existing structure on the property to remain, which would <br />. encroach on the side yard setback of the new property line between thc two proposcd lots. <br /> The variance application is contingent upon approval of the minor subdivision application. <br /> Back!!round <br /> l. Overview of Request <br /> The applicant owns a .81 acre parcel at 1401 Skiles Lane and proposes to subdivide the <br /> property into two rcsidential properties. The western parcel with the existing dwelling is <br /> proposed to be approximately 100'xI82' with a total area of 18,237 squarc fcet and a vacant <br /> eastern parcel that would be approximately 95'x182' with a total area of 17,280 square feet. <br /> The existing dwclling currently crosses the proposed boundary line between the two lots. <br /> The applicant plans to remove a room from the existing dwelling and has requested a <br /> variance to allow the rest of the structure to rcmain. Oncc thc room is removed, the structure <br /> would be approximately four feet from the ncw propcrty line. The side setback in the R-l <br /> zone is a minimum often feet. To help mitigate the encroachment on thc sidc sct~ack, the <br /> applicant is proposing a 21 foot drainage and utility easement on the eastern lot to kccp any <br /> new structurcs at least 21 feet from the new property line.
