<br /> Plan Evaluation (Applicable Statutes Findinl!s of Fact): <br /> . The applicable statutes from the Zoning Ordinance in rclation to this special use permit <br /> amendment request are listed below with findings. <br /> 1. Screening/Landscaping <br /> The Gateway Business District does not have specific screcning rcquircmcnts; however, <br /> Section 6 Subd. E(j) states: <br /> (j) Screening of Mechanical Operating Equipment: Screening shall also be <br /> provided where mechanical equipment is located on the ground or on the roof of <br /> the premises; such screening shall be constructed and located so as to prevent <br /> direct view of said equipment. Mechanical operating equipment shall include all <br /> exterior devices used to service the building or its occupants, including but not <br /> limited to electrical, HVAC, plumbing, communications (including telephone and <br /> dish antennae) and storage tanks. <br /> The applicant proposcs to install a 15 foot high fcnce that extends approximately 70 feet <br /> from the building and is approximately 60 feet wide. The fence would match a fence that <br /> cncloses an existing storage area to the east of the proposed air handling units. The fence <br /> is expected to provide about 67 pcrccnt opacity. An existing berm and stand of smaller <br /> evergreen trccs would augment the fencing to provide additional screening, which would <br /> bring total opacity to an estimated 75 percent once the trees are mature, according to the <br /> applicant. <br /> . Simulations of the fence and screening are included with the submittals from the <br /> applicant. <br /> 2. Parking <br /> Cclestica currently has 408 on-sitc parking spaccs. If approvcd, thc two air handling <br /> units will result in the loss of at least cight parking spaccs lcaving only 400 spaccs. <br /> Based on City parking rcgulations, the following parking would be required for this <br /> building: <br /> Office S ace: 200 <br /> Warehousing/Production: 1 space/person 240 persons 240 <br /> Total 440 <br /> Section 6F (1j) of the Zoning Ordinance <br /> City uf A rilen Hills <br /> .
