Staff Recommendation In Planning Case #06-003 staff recommends approval of the Special Use Pcrmit Amendment subject to the following conditions: 1. The applicant shall continue to abide by thc conditions of approval listed in Special Use Permit #96-12,97-23,00-40,01-08,02-33, and any other approved permits. (Pcrmits 01- l2a and 01-12b have cxpired and do not apply.) 2. The applicant shall be required to obtain all necessary building permits before construction begins. . 3. The appropriatc building pcrmits for the air handlcrs shall be obtained within onc year and construction shall be completed within two years or this pennit shall cxpire. The Council may extend the cxpiration date of this approval upon written application of the applicant. 4. The fencing shall be installed as proposed immediately after installation of the air handling units. 5. Any trees that havc died since the initial development of thc site must be replaced per landscape plans approved by staff no later than June], 2006. 6. Thc applicant shall be required to submit a noise mitigation plan in the future if the City receives complaints regarding noise generated by the unit and said complaints are validated by City Staff. 7. Should the off-site parking that Celestica's employccs are currently using become unavailable Of inadequate, Celestica shall rcapply lor a special use pefmit amendment to expand parking similar in nature to Planning Case 01-12a and Ol-12b. These applications shall require City review under the standard review process for a special usc pelmit amendment. 8. The air handling units shall be installed in accordance with the plans submitted.
