The combination of the <br /> existing berm and eventually mature evergreens should occlude over 75% of the fence. <br /> Parking Considerations. <br /> Celestica has 408 parking spaces. This installation will cause the loss of about 8 spaces, <br /> leaving a net of 400 parking spaces. (See drawing C2.0). <br /> Currently Celestica employs 240 persons in manufacturing/warehouse (this is a <br /> historically high level and varies with business level. For example the <br /> manufacturing/warehouse number in September of2005 was approximately 190.) And <br /> 153 persons are employed in the office, for a total of393 employees. This employment <br /> level varies throughout the year and is currently at a historically high level. <br /> Per our understanding of the city ordinance, it appears Ce1estica is non-compliant with <br /> the off street parking standards. <br /> . Office Space: 50,000 sf. x 4 spaces/IOOO sf. = 200 spaces <br /> Warehouse/Production 240 persons x 1 space/person = 240 spaces <br /> Total Spaces Required 440 spaces <br /> Off-Site Parking <br /> Although Celestica currently has 408 spaces for 393 employees, the dedication of some <br /> of the available spaces for handicapped and visitors generally leaves inadequate parking <br /> for employees. Celestica has therefore reached agreement with the adjoining facility <br /> immediately south, to allow Celestica employees to park on their property. <br /> Approximately 20 employees park off-site. This will be permitted to continue, as the <br /> adjacent property is under common ownership and is under utilizing it's existing parking. <br /> Proof of Parking <br /> Celestica has considered expanding their parking lot and can provide adequate parking <br /> spaces. In April 2001, they had prepared and submitted a request to expand parking in <br /> two phases, resulting in a net of 473 parking spaces. That request (Planning Case #01- <br /> 12b, PUD Amendment) was approved by the Arden Hills City Council (See attached <br /> letter). <br /> . That PUD Amendment plans to increase parking are attached. <br /> Drawing C2.2 shows the proposed parking increase, resulting in 473. That drawing has <br /> been highlighted in yellow to indicate the currently proposed mechanical equipment. <br />
