<br /> (e) Required steps per the International Residential Code shall be excluded when . <br /> calculating the dimensions of the front porch. <br /> 2. In required single-family residential side yard comer setbacks, porches attached to the <br /> front of a principal building facing the side yard comer setback may extend no more than <br /> the number of feet into the required side yard comer setback as calculated in Section <br /> 6.C.2.d.(I), provided that the porch is no closer than twenty (20) feet from the side-yard <br /> comer lot line (excluding required steps per the International Residential Code). <br /> 3. The Community Development Director or Development Director's designee must make <br /> the following findings to approve a porch encroachment: <br /> (a) The porch shall comply with the front and side yard comer setbacks determined in <br /> Section 6.C.2.d.(I) and Section 6.C.2.d.(2). <br /> (b) The porch shall comply with all other aspects of the underlying zone, including <br /> the side yard interior setbacks and impervious coverage limits. <br /> (c) The design ofthe porch shall comply with the Porch Design Guidelines. <br /> (d) The exterior materials of the proposed porch shall be consistent or complementary <br /> in color, texture, and quality with those visible at the front of the dwelling; <br /> (e) The roof of the proposed porch shall be properly proportioned to and integrated . <br /> with the roof of the dwelling and has no less than a 3/12 slope; <br /> (0 The base of the porch shall not be open; the base shall be either a masomy <br /> perimeter foundation (nole: frost footings will be required for a building permit), <br /> or be screened by a solid fascia consistent with the front of the home or lattice <br /> with openings no larger than 2 inches x 2 inches and painted to be consistent with <br /> the front ofthe home. <br /> (g) At least sixty five (65) percent of the exposed porch fac,;ade (excluding the <br /> foundation) shall be open or occupied by screens and/or screen doors; and the <br /> fac,;ade constitutes the area from the floor level of the porch to the porch ceiling; <br /> up to thirty five (35) percent of the fac,;ade may be solid and may only be occupied <br /> by columns, spindles, and railings; solid walls (even partial) are prohibited.(Is <br /> glass allowed to be part of the 35 percent that may be solid?) <br /> (h) Building Permits shall be required before construction can begin. <br /> . <br /> 2 <br />
