Arden Hills, MN 55112 <br /> February 2 I , 2006 <br /> James Lehnhoff, City Planner <br /> Arden Hills City Hall <br /> 1245 West Highway 96 <br /> Arden Hills, MN 55112 <br /> Re: PC#06-006 <br /> 3352 Lake Johanna Blvd. <br /> Dear Mr. Lehnhoff and members of the City Planning Commission, <br /> I have reviewed the drawings and met with Dan Westlund regarding the remodel and new <br /> garage construetion at 3352 Lake Johanna Blvd. I do have a concern that we make <br /> variances in this city to accommodate new owners; however I am in favor of this variance <br /> for the following reasons: <br /> I. The house already encroaches on the side yard set back and the new home will be on <br /> the same footprint as so south property line. <br /> . 2. Although the garage is already too close to the road, it is in alignment with many other <br /> garages. I understand that the sewer line prohibits moving the garage closer to the home <br /> and further from the road. <br /> 3. The size of the garage is a concern; however there is a need for a better driveway and <br /> parking pad in order to accommodate cars at that address. The additional stall and storage <br /> will be useful if not necessary for new home owners. <br /> 4. Unlike some new construction on the lake, the style of the house and the intention of <br /> the builder fits nicely into the area. <br /> 5.
