<br /> Covered Porch ceiling; up to thirty five (35) percent of the fa9ade may be solid <br />. and may only be occupied by columns, spindles, glass (?), and railings; solid <br /> walls (even partial) are prohibited. <br /> 4. New principal structures on lots that were vacant prior to the adoption of this <br /> Ordinance shall conform to the full setbacks of the Zoning Ordinance, including the <br /> Covered Porch. <br /> 5. For residential lots redeveloped after the adoption of this Ordinance, a Covered <br /> Porch may extend into the front yard setback subject to the following provisions: <br /> (a). The Covered Porch shall not encroach closer to the front lot line than what <br /> would have been permitted with the previous principal structure as <br /> determined by Section 6.C.2.d.l and 6.C.2,d.2. <br /> (b). The covered porch shall comply with the provisions of Section 6.C.2.d.3 and <br /> all other requirements of the underlying zone. <br /> Effective Date.
