SUBJECT: Planning Case #97-06, Welsh Development Company, Progress <br /> Update <br />. Background <br /> The City Council approved moving forward with the Welsh Development proposal at its <br />. September 22 and 29, 1997 meetings. The following is a brief update on the items still <br /> outstanding. Staff has also enclosed a copy of recent correspondence from Welsh indicating its <br /> position on several items. <br />I Planning Case #97-06. Outstanding Conditions <br /> The thirty-two (32) conditions referenced to in the action taken by the Council are identified <br />Ie below. As of Friday, October 10,1997, staff had not yet received documentation from the <br /> developer on several of these items. However, staff met with the developer on Friday and many <br /> of the minor conditions have been completed. Mr. Ringwald is expected to prepare an updated <br />. report as a bench handout at the meeting. <br /> 1. No issuance of occupancy permits for that part of the project (phases II, III, and <br />. IV) greater than 200,000 square feet until such time that the relocated Round Lake <br /> Road is open for traffic and capable of accepting increased traffic. <br /> 2. Compliance with the approval of the Rice Creek Watershed District. <br />. 3. Approval of and compliance with an NPDES permit by the MPCA. <br /> 4. Compliance with the City Engineer's letter dated June 24,1997. <br />. 5. The smallest amount of bare ground is exposed for as short a time as feasible. <br /> 6. Temporary ground cover, such as mulch, is used and permanent ground cover, <br /> such as sod, is established. <br />I 7. Methods to prevent erosion and trap sediments are employed. <br /> 8. Fill is stabilized to accepted engineering standards, approved by the City <br /> Engineer. <br />. 9. Approval of and compliance with wetland permits by the U.S. Army Corps of <br /> Engineers. <br /> 10. Modification of landscape plan to provide the required landscape material. <br />I 11. Provision oflow profile rooftop units painted to match the building's exterior and <br /> located such that they will be screened to prevent direct viewing from the public's <br />.. right-of-way. <br />. <br />
