April 3, 2006 <br /> To whom it may concern: <br /> I am writing to request a variance for the project at 3695 New Brighton <br /> Road for the following reasons: <br /> We have met with the county and at their recommendation are eliminating <br /> two driveways which exit onto New Brighton Road and making one new <br /> driveway which will service the two existing lots and the two new lots being <br /> created. This eliminates one access onto New Brighton Road and eliminates <br /> the one driveway which is close to the comer oEThom. There is no other <br /> way to access the new lots without the creation of a central outlot because of <br /> the lot size and topography. A city street and cul-de~sac are too wide to <br /> allow for the subdivision of the new lots and would require the elimination <br /> of significant additional green space. Tbis new driveway will be accessed <br /> and maintained by the four lots it serves. There will be a maintenance <br /> . agreement and easement drawn up to establish its use and care, <br /> The layout of the land does not allow for any other option to reduce access <br /> to New Brighton Road by eliminating one of the driveways, This central <br /> location maximizes access, lot size and configuration as welL It is in <br /> keeping with the other accesses for homes in the area and increasing the size <br /> of the development by less sites than zoning would allow, <br /> We feel this variance will help create a new positive addition to the area <br /> enhancing the already existing single family homes, It maintains the <br /> essential character of the area, <br /> U~=~~~~ <br /> ~.~ <br /> Phiiiittlefi~; <br /> Amities <br /> President <br /> . <br />
