Any significant changes to these plans, as determined <br /> by thc City Planner, shall require review and approval by the Planning <br /> Commission, <br /> 2. The variance shall automatically expire and become void one (1) year from and <br /> after the date on which the Council granted such approval if work on the project <br /> has not begun within that time period. <br /> 3, The accessory structure shall match the architecture and color scheme of the <br /> principal structure. <br /> 4. The accessory structure shall not exceed the height ofthe principal structure. <br /> 5, Total accessory structure square footage on the lot shall not exceed 1,456 square <br /> feet. <br /> Commissioner McClung asked if the sh'llcture was attached to the home, would the <br /> applicant need to request a variance, Mr. Lehnhoffresponded they would. <br /> Acting Chair Larson opened the public hearing at 7:07 p.m. <br /> Acting Chair Larson invited anyone for or against the request to come fOlward and make <br /> comment. <br /> Vaughn Morin, 1889 Grant Road, stated his current garage needed a new roof and he <br /> wanted to rebuild the entire garage, He indicated he had spoken with his neighbors and . <br /> they had no problems with this request. He noted the garage would match the house, <br /> Commissioner Bezdicek asked what the estimated height of the garage would be, Mr. <br /> Morin responded the new garage would not be any higher than the existing garage which <br /> was, he believed approximately 14 feet high, He indicatcd he did not want the garage <br /> higher than the house. <br /> Acting Chair Larson closed the public hearing at 7:09 p.m, <br /> Commissioner Bezdicek asked if the Parks, Trails, and Recreation Commission (PTRC) <br /> needed to look at this request bccause the garage would be next to the trail. Mr. Lehnhoff <br /> responded there was no requirement the PTRC look at this proposal. <br /> Acting Chair Larson inquired about the number of accessory structures. Mr. Lehnhoff <br /> responded the applicant could add another accessory structLlre as long as the garage and <br /> the accessory structures combined square footage did not exceed 1,456 square feet. He <br /> noted if the Commission wanted, they could limit the accessory structure to only the <br /> garage and not allow an additional accessory structure. <br /> Commissioner Thompson suggested they specifically indicate the approval is for the <br /> 1,224 square foot accessory structure. <br /> . <br />
