The minutes of the June 11, 1997 Planning Commission meeting have been <br /> provided under separate cover, <br /> I Case #95-16. PreliminarY Plat - Oakridl:"e Homes. Balfanv Develonment Comnanv. 2035 <br /> Thom Drive <br /> I A. Reouest <br /> The applicant is requesting approval of a five lot detached single family preliminary and <br /> final plat (Oakridge Homes) on 4.63 acres, zoned R-2 Single and Two Family Residential <br /> .. District (Exhibit A). The request includes a variance from the required right-of way <br /> width and cul-de-sac diameter. <br /> I B. Backuound <br /> The applicant has been working on developing this parcel for residential purposes since <br /> I September of 1993. The Planing Commission recommended approval of the applicants <br /> request for preliminary plat approval on July 2,1996, The City Council approved the <br /> applicants request for preliminary plat approval on July 29,1996, subject to the following <br /> I conditions: <br /> 1. Provision of an acceptable street name for the proposed cul-de-sac; <br /> I 2. Approval of the Rice Creek Watershed District of the proposed plans; <br /> 3. Preservation of those trees shown on the Tree Preservation Plan; and <br /> 4. Payment of the appropriate park dedication fee. <br /> I Pursuant to the City Code (Subdivision Ordinance) in Section 22-4, (b), (1), the <br /> preliminary plat approval expired on Tuesday, October 29,1996 (six months), Therefore, <br /> I the applicant is required to receive preliminary plat approval again. <br /> e. Plannin, Commission Recommendation <br /> I The Planning Commission recommends approval of Planning Case 95-16, preliminary <br /> and final plat (Oakridge Homes) including the right-of-way width and cul-de-sac <br /> it diameter variance, subject to the following conditions: <br /> I <br />
