<br /> I W ~~ ~ 1 <br /> ARDEN HILLS CITY COUNCIL - JULY 14, 1997 II <br /> I Mayor Probst stated his concerns regarding the architecture of the building, and inquired what <br /> ,. opportunities existed at this time for changes and/or improvements, Mr. Zehring stated the Phase <br /> II building as a whole is an upgrade from Phase I. <br /> I Mayor Probst stated that while he does not feel comfortable deciding the architecture at tonight's <br /> meeting, he would like to see improved aesthetics before approving this project. <br /> I Councilmember Aplikowski stated she has no concerns with the architecture. but does have <br /> concerns regarding drainage from the parking lot and the close proximity of this building to the <br /> lake, She stated her desire to have these issues resolved so no further variances need be granted <br /> I for this project. <br /> Councilmember Malone requested clarification which architectural rendering goes with each <br /> I Phase, Mr. Zehring showed the specific renderings for each Phase, <br /> I Councilmember Malone inquired whether all three buildings were originally slated to look the <br /> same, Mr. Ringwald replied that was correct. <br /> I Council member Hicks stated he did not see much difference in the two drawings, and inquired if <br /> the canopies were the only difference, Mr, Zehring agreed the primary change was the addition <br /> of canopies over the entrances, at the direction of thc Planning Commission, <br /> Ie Mr. Zehring stated that at this time, one major tenant is planned for Phase IV. He stated this <br /> would enable the entrances of the other buildings to be better designed, <br /> 1 Councilmember Hicks inquired how buildings are constructed to meet the needs of tenants that <br /> come and go over the years, Mr. Zehring stated the buildings are configured during construction <br /> I to allow for addition and deletion of entrances as necessary, <br /> Council member Hicks requested an overview ofthe variances being sought for approval. Mr. <br /> I Ringwald stated a variance for truck traffic was being sought for a 50,foot setback and a <br /> narrower "throat" area for the trucks, A variance was being sought for a parking setback, which <br /> I the Planning Commission approved with the condition of more landscaping in the parking area, <br /> The City Code states building materials must be brick, stone or glass, and Council was being <br /> asked to decide if the other materials being used for this project constitute a variance, A variance <br /> I was being sought for a 40-foot setback between buildings, <br /> Councilmember Hicks inquired what the connection was between the drainage easements and the <br /> I ponding areas, Mr. Ringwald replied the ponds in front of the building drain to Round Lake <br /> Road, then into the City outlet, and finally to the MN/DOT system, The ponds in the other areas <br /> drain through a wetland, <br /> I Coul1cilmember Hicks requested clarification that the only runoff to Round Lake was from the <br /> ft east.
