I ~ ~~~~ ARDEN HILLS CITY COUNCIL - JULY 14 1997 13 I ft Council member Hicks inquired if there was a rendering of the view for Phase III and IV from the southwest corner looking into the "I" area, Mr. Joe Favre, HKS, showed this rendering, I Councilmember Hicks stated that he shares the concern of Mayor Probst with the aesthetics of the view of the loading dock area, especially regarding brick banding around the building, Mr. Sloat stated the plans call for contrasting brick around the bottom, He showed the color scheme I for the project, and stated the Phase II,IV buildings would not be as bright as Phase I, which would provide a more upscale look, I Mayor Probst inquired if the applicant would consider banding brick all the way around the buildings, Mr. Sloat replied the landscaping would cover the brick in a matter of a few years, and they were depending more on visual elements to tie the buildings together. I Councilmember Hicks inquired as to the depth of the bays, Mr. Sloat replied they were about 45 feet deep, I Mayor Probst asked for a motion on this issue, I MOTION: Malone moved and Hicks seconded a motion to approve case #97-06, Site Plan Review, Landscape Plan, Variances, Planned Unit Development (PUD) and Ie Preliminary Plat, subject to the 26 conditions outlined in the memo, recognizing that 14 of these requirements had been met by the applicant, and with the addition of another condition relative to recognizing the documents regarding land issues I on this property, The developer and City Council were in agreement that modifications for relief to corners visible from Fourteenth Street would be researched, I Mr. Zehring stated his company would develop ideas for relief of corners and present them when the final plat was presented, I Councilmember Malone amended his motion to include review of corner relief to be undertaken by the City Council at the time of the final plat submittal. I Mr, Fritsinger stated regarding condition #24, that the City Attorney is still reviewing the I development agreements, including the Naegele property acquisition, Councilmember Malone stated his acceptance of the amendments, I Councilmember Hicks stated he preferred enhancement of Phase III and IV, He further stated the landscaping won't screen this area for many years, and the view from the southwest needs to be I enhanced, The motion carried unanimously (5,0). ..
