MAIL
Arden Hills, MN 55112-5794 #633-7839
Re: FORMAL OBJECTION
Gateway Business District (GBD)
Planning Case #97 -06
Our File No. 1.3410
_ Ladies and Gentlemen:
On behalf of Arden Towers, Inc., this letter serves as a formal objection to the
- proposed easement access to the Vaughan property in the Plan Unit Development Master
Plan and Final Plan (PUD Plan) submitted for review by Welsh Development Company
I according to Planning Case #97-06. The current proposed PUD Plan denies the Vaughan
property reasonable access for commercial-industrial development use and threatens
I access and utility service.
At the July 28, 1997 hearing, the City Council voted to approve the proposed
I improvements to Fourteenth Street NE without providing a sixty foot right-of-way (60'
R.O.W.) to the Vaughan property. The City Council based its vote on the belief that Dan
Vaughan had not contacted the City about potential development on the Vaughan
I property. I was recently informed that such belief is inaccurate.
Approximately one year ago, Dan Vaughan met with Mr. Brian Fritsinger, then
. Arden Hills Community Development Director, at the Arden Hills City Hall and
discussed general and specific development proposals for the Vaughan property. This
important fact coupled with other facts and concems addressed at the July 28, 1997
. hearing requires the City Council to re-examine Arden Towers, Inc.'s request for
reasonable access to the Vaughan property outlined in the July 28, 1997 letter as follows:
it
I
