Proposed reconstruction of West Round Lake Road will require the acquisition of <br /> right-of-way from the adjacent property owners. The area of right-of-way to be <br />.. acquired will be dependent on the final alignment and geometric design of West <br /> Round Lake Road. The proposed reconstruction of North HamIine Avenue will <br />II also require the acquisition of right-of-way. The acquisition process for these <br /> rights-of-way was begun by the City in 1996. <br />II Temporary construction easements will be secured as is necessary for the <br /> proposed construction of storm sewer and streets in areas where the rights-of-way <br /> for construction is limited. <br />,. VI. ESTIMATED COSTS <br />II The estimated construction costs and associated overhead costs have been determined for <br /> the construction of the proposed improvements. Construction costs were determined <br /> using comparable construction cost data from 1997. In accordance with the City's <br />'. assessment manual, the overhead costs have been estimated as 32% of the total estimated <br /> construction cost for each type of improvement, The overhead costs for the North <br /> HamIine Avenue and North Snelling Avenue service roads have been estimated at 10% <br /> of the total estimated construction cost as the engineering design work was completed for <br />II these two street as a part of the 1997 Street Reconstruction and Maintenance <br /> Improvements project. <br />- <br />.. The overhead cost includes city ~dministration, engineering design, construction staking <br /> and inspection, land acquisition and legal expenses, and assessment rate preparation. The <br />-- estimated costs are shown in Table 2. <br />-- These costs are primarily presented for the purpose of assisting City Staff and Council in <br />- selecting streets to be included in the 1998 Street Improvements project.
