The area of right-of-way to be .. acquired will be dependent on the final alignment and geometric design of West Round Lake Road. The proposed reconstruction of North HamIine Avenue will II also require the acquisition of right-of-way. The acquisition process for these rights-of-way was begun by the City in 1996. II Temporary construction easements will be secured as is necessary for the proposed construction of storm sewer and streets in areas where the rights-of-way for construction is limited. ,. VI. ESTIMATED COSTS II The estimated construction costs and associated overhead costs have been determined for the construction of the proposed improvements. Construction costs were determined using comparable construction cost data from 1997. In accordance with the City's '. assessment manual, the overhead costs have been estimated as 32% of the total estimated construction cost for each type of improvement, The overhead costs for the North HamIine Avenue and North Snelling Avenue service roads have been estimated at 10% of the total estimated construction cost as the engineering design work was completed for II these two street as a part of the 1997 Street Reconstruction and Maintenance Improvements project. - .. The overhead cost includes city ~dministration, engineering design, construction staking and inspection, land acquisition and legal expenses, and assessment rate preparation. The -- estimated costs are shown in Table 2. -- These costs are primarily presented for the purpose of assisting City Staff and Council in - selecting streets to be included in the 1998 Street Improvements project.
