""';;';., ..... <br />I - Backl!round . . <br /> The City Council on June 30,1997, approved the Preliminary Plat (Red Oak Ridge) including <br /> the right-of-way width and cul-de-sac diameter variance at Thom Drive in Planning Case #95-16, <br />-. subject to the following conditions. <br /> 1. Compliance with the approval of the Rice Creek Watershed District (Permit #96-105). <br />I 2. Preservation of those trees shown in the Tree Preservation Plan. <br /> 3. Payment of the appropriate park dedication fee. <br />I 4. Provision of an updated abstract of title and a development contract prior to consideration <br /> of the final plat by the City Council. <br />I The City Council also authorized the payment of park dedication ($5,124.00) to be paid in one- <br /> fourth (1/4) increments at the time of the issuance of the building permits for the four lots (Lots <br /> 1,2,3, and 4 of Block 1) which new construction is planned (Exhibit B). <br />I - <br /> Planning Commission Recommendation <br /> The Planning Commission on June 11, 1997 recommended approval of Planning Case 95-16, <br />I final plat (Red Oak Ridge) including the right-of-way width and cuI-de-sa~ diameter variance, <br /> subject to the following conditions: <br /> 1. Compliance with the approval of the Rice Creek Watershed District (Permit # 96-105); <br />I 2.
