I do not see a benefit for accepting property in this area to fulfill his park <br /> dedication requirement. I will be recommending a cash in lieu dedication rather than land. I <br />1 have spoken to Mr. Balfany and have sent him a letter outlining my recommendation for a park <br /> dedication fee. - <br /> - .. . <br />_. <br />1 - Park Dedication Fee Calculation ,. <br /> Since the density of the Balfany Plat is 1.08 dwelling units per acre, the park dedication fee <br /> would be six percent of the fair market value of the property according to our Ordinance Section <br />Ie 22-9. The fair market value of the property was based on the payable 1997 tax value established <br /> by Ramsey County. The first parcel is .64 acres (20,200 feet) and has a value of$17,200. The <br /> second parcel is 3.86 acres (168,391 feet) and has a value of$68,200. The total value of both <br />1 parcels is $85,400. The park dedication fee is six percent of the $85,400, which is $5,124. . <br /> Recommendation <br />I I am recommending that the Balfany Planning Case #95-16 pay a park dedication fee of$5,124. <br /> The City Council has previously agreed that this fee can be paid in four equal payments.
