The proposed expansion will be to extend a wall underneath an existing porch roof in two <br /> directions. <br /> 1. Conditions requiring a variance <br /> The porch roof has been an existing part of the original house built in 1956. The extension of the walls <br /> will allow expansion of a small existing kitchen by approximately 8 feet under the porch roof. <br /> 2. Conditions that create a hardship on this property. <br /> The property line from the edge of the house to the property line is 6.7 feet as shown on the enclosed <br /> survey plot. Arden Hills City code calls for a setback of 10 feet from the property line. Several of the <br /> ~ properties in this neighborhood do not conform to a 10 foot setback currently due to the lake front lot <br /> - layouts. My neighbor at 3240 has a garage that is on my property line and the comer of his house is 4.3 <br /> -. feet from my property line. <br /> - 3. Relationships with abutting property. <br /> - The proposed wall expansion will be visible from my neighbor to the rear of the property at 325~ North <br /> Hamline. However, since the porch roof has always been there, there will be no diminishing of their view <br /> I along their property line. I have discussed this with Mr and Mrs Hanson and they have no objection <br /> whatsoever to the proposed expansion.
