Overview of Request <br /> The applicant is requesting a preliminary plat to reconfigure 3685 New Brighton Road (1.87 <br /> acres) and 3695 New Brighton Road (.99 acres) into four new lots (Attachment 3C-5): <br /> Lots Proposed Lot Size <br /> Lot I 30,128 square feet <br /> Lot 2 27,897 square feet <br /> Lot 3 50,315 square feet <br /> Lot 4 16,373 square feet <br /> Lot I is on the 3695 Ncw Brighton Road property. Lots 3 and 4 are on the 3685 New <br /> Brighton Road property. Lot 2 is split by the two existing parcels. <br /> The applicant is proposing to have Lots I and 2 sharc one access point to New Brighton <br /> Road. Lot 3 would access Thom Drive, and the existing access on proposed Lot 4 would be <br /> relocated from New Brighton Road to Thom Drive. The Subdivision Code and Zoning <br /> Ordinance do not have provisions for sharing a driveway or road access; therefore, the . <br /> applicant is requesting a variance for a partially sharcd driveway and access point. <br /> According to the proposed plans, Lots 1,2, and 3 would accommodate walk-out style homes. <br /> All ofthe structures on the 3695 New Brighton Road property would be removed.
