This letter is our written statcment describing the new <br /> development proposal. <br /> The subject propcrty consists of 6.83 acres excluding thc Highway 96 right of <br /> way. Our reviscd plan now shows 23 office lmits which will be sold to individual <br /> businesses. The total office floor area is 62,432 square feet. The site's floor area <br /> ratio is 0.2 L The site plan includes 250 parking spaces based upon the ordinancc <br /> standard of 1 space per 250 sq.f!. of floor area. The site plan now includes 3.56 e <br /> acres of impervious surface or 47.9% open space/green area. <br /> The request for a Planned Unit Development is not to deviate irom the <br /> Neighborhood Business zoning standards. In fact, this development meets or <br /> exceeds all NB zoning standards. The need for a PUD is to accommodate the <br /> development and sale of individual office townhouse units. This property will be <br /> platted like any other residential townhouse development and will also be govern <br /> by an Association and established by laws. Common areas and exterior units will <br /> be maintained in a uniform manner through the Association. <br /> Our desire is to seek City approvals in the near future and to begin site grading <br /> and utility work in the fall of2006. We will begin the construction of the three <br /> westerly buildings during the fall and winter of 2006/2007.
