Highway 96 <br /> Master and Final Plan PUD and Preliminary Plat for the <br /> Old City Hall/Public Works site <br /> "Ardcn Hills Office Park" <br /> Requested Action I <br /> Consider the requested Master & Final Planned Unit Development (PUD) and Preliminary Plat <br /> proposal to redevelop the formcr City Hall and Public Works property into 62,432 square foot. <br /> The officc space would separatc into 23 units in scven different buildings. e <br /> Previous Plan and Back!:!round Information <br /> In June and July of 200S, the applicant proposed a 76,000 square foot office condominium <br /> dcvelopment that would be divided into 30 office condos in seven scparate buildings. In that <br /> proposal, the property was proposed to utilize thc cxisting driveway approach from Highway 96 <br /> and construct an access across an existing access easement to Hamlinc Avenue. <br /> At the July 2005 Planning Commission meeting, the Commission voted 6-1 to recommend <br /> approval of the proposal suhject to a number of conditions related to landscaping, drainage, <br /> access, and layont. The City Council reviewed the application in July 2005. A motion was made <br /> to approve the PUD, which resulted in a vote of 3-2. Since a PUD approval requires a 4/5's <br /> majority, the PUD was not approved. <br /> The applicant has since submitted a revised application for less office space, fewer parking <br /> spaces, and more landscaped area.
