<br />. <br /> 26. Drainage & Utility Easement. The applieant shall provide a 12 foot drainage and utility <br />. easement along the exterior lot lines and the right-of-way. <br /> 27. Lighting Plan. The applicant shall amend the lighting to be in full compliance with the <br /> City's lighting regulations prior to approving the Final Plat. <br /> 28. Sidewalks. The applicant shall submit revised site plaus that include sidewalk <br /> connections to each building, where feasible, within the development and to the City and <br /> County trail systems, The plan shall be submitted to the City Planner and City Engineer <br /> for review and approval prior to the issuance of building pennits. <br /> 29. Trail. The trail along the western edge of the property shall be conveyed to the City in a <br /> mamler that is acceptable to the City Attorney. <br /> 30. Easement Vacation. The twenty foot wide pedestrian easement near the center of the <br /> property shall be vacated prior to filing the Final Plat. <br /> 31, Sprinkling. All of the units shall bc sprinkled for fire suppression. <br /> 32. Sand cushion. A one. foot sand eushion shall be added under any sidewalk provided in <br /> the development. <br /> 33. Gutters and Downspouts. Gutters and downspouts appropriately located as approved <br /> by the City Engineer shall be installed to carry roof stormwater direetly to the stonnwater <br /> system. <br /> 34. Planting Bed Islands. The applicant shall provide sufficient space for landscaping in <br /> two islands in the western parking lot and six islands in the central parking lot subject to <br /> approval by the City Planner. <br /> 35. Stormwater Flow. The stonnwater ponds shall be designed so that stonnwater does not <br /> flow onto the property from the pipes dirccting stonnwater away from the property. <br /> 36. Constrnction Vehicles. Construction vchicles shall only use the entrance on Highway <br />. 96. <br /> 37. Canopies/Awnings.
