Overview of Request
The applicant is requesting two variances for 1548 Arden Place, which is located in the
Ridgewood neighborhood on the northeastern corner of Lake Johanna. An older dwelling
was demolished to build the current dwelling in 2002. The approved building plan included
one driveway access to Arden Place. The new dwelling meets all required setbacks. The
building permit is not yet closed due to a few open issues that the Building Official is
working to resolve.
The first variance request is to permit the property to have two access points to Ardcn Place,
and the second variance request is to permit the driveway to be a crushed rock sudace instead
of an improved surfacc. The requests are not contingent upon each other.
At some point after the Building Official's last inspection, the applicant constructed a second
access point to Arden Place, which created a circular driveway. Due to the road
reconstruction program in the Ridgewood Neighborhood, the second access point was
City of Arden Hills
.
