If the variance <br /> application is denied and an Ordinance amendment to permit a crushed rock surface is not <br /> . passed, the applicant would need to install a driveway with a paved surface. Tabling the <br /> variance application would provide the applicant with the opportunity to pursue the variance <br /> further if the Zoning Ordinance is not amended to permit a crushed rock surface driveway. Since <br /> the construction season is quickly coming to an end, it is unlikely that a paved surface driveway <br /> would be installed yet this year. <br /> If the Planning Commission directs Staff to prepare language for an Ordinance amendment, it <br /> may be prudent to still send this planning case to the City Council to help detennine the viability <br /> of such an amendment. <br /> Finally, should the Planning Commission vote to approve either of thc variancc requests, <br /> findings supporting the variance requcst should be cited. <br /> Rcsident Comment <br /> Staff has not received any letters or telephone calls from propcrty owners or occupants in regard <br /> to this planning case. <br /> Notice <br /> . A notice was also prepared by the City and mailed to properties within three-hundred fifty (350) <br /> feet of the subject property. <br /> Options <br /> 1. Recommend approval of the variance(s) as submitted. <br /> 2. Recommend approval of the variance(s) with conditions. <br /> 3. Recommend dcnial of the variance(s) with reasons for denial. If the City denies the <br /> petitioners request, ".. .it must state in writing the reasons for the denial at the time it denies <br /> the request." The findings in this report can be cited as reasons for denial. <br /> 4. Table the variance(s) for additional information. <br /> The variance requests are not contingent upon each other.
