<br /> included into the minimum landscaping caiculation for the project as a whole. The 3-unit building
<br /> along the west border (Lots 1-3)squeezes the asphalt trail between its rear wall and the rear lines
<br /> of the Keithson Drive lots, and will require the removal of most of the existing large trees, even
<br /> though a few have been identified to remain.
<br /> Lighting.
<br /> 7) In the revised proposal, parking lot lighting pedestals have been reduced to the 14 feet
<br /> maximum allowed by NB zoning, However, the one of these closest to Lot 20 is also the closest
<br /> to residences at 1389 and 1390 Arden View Drive, is not needed for adequate iUumination, and
<br /> should be eliminated along with the southermnost three parking stalls there. This would still leave
<br /> a total of 303 parking stalls, four more than the target number of 299.
<br /> Appearance from Highway 96.
<br /> 8) The 30-foot buffer yard behind Lots 1-8 and 15-19, even if planted according to NB
<br /> zoning requirements, will require some time to contribute to the present wooded background
<br /> appearance, which will thus result entirely from trees on AHNHA common land. The isometric
<br /> view of the PUD with the proposal documents represents an artist's future concept, with trees
<br /> that will not effectively be there for years, and shows no signage or parking lot lighting,
<br /> Signage.
<br /> 9) While the requested area of the entrance sign on Highway 96 has been reduced from
<br /> 200 to 120 square feet, double the 60 sq, ft, allowed in the NB district. Similarly, the unit wall
<br /> signs shown on the front elevation are a lighted 30 sq, ft, with an "optional" additional overhead
<br /> sign on each unit that appears to be about 2' x 10' or at least 20 square fee, a total of 900-1,500
<br /> square feet of unit signage. In contrast with this, the wall signs in a very similar project in e
<br /> Lakeville by Royal Oaks Realty appears to be about 6 square feet and look quite attractive (see
<br /> photos included), Cub Foods on Lexington was restricted to 100 square feet. If you can allow the
<br /> main sign to be double the NB maximum, you can also hold the individual signs to less than the
<br /> maximum, when they can't be seen from Highway 96 anyway. We take strong exce,ption to both
<br /> the lighted 30 sQ ft, and the "optionaY' 20 sQ, ft .unit wall signs
<br /> Safety.

<br /> from children? Also the nature of any fencing or other barrier or demarcation along the south
<br /> border with Arden Hills North Homes Association or the east border with Children's World
<br /> should be indicated.
<br /> Occupancy.
<br /> 11) We request assurance in writing from the city or the developer or both 1) that only
<br /> one office (with no retail) would be permitted per unit, whereas the walkouts might
<br /> accommodate two businesses via lease, even if each unit had one owner, and 2) that no
<br /> subsequent amendment to provide for any residential use would be requested or honored.
